Williamsburgh 27 July 1830 Wm Carleton Esq Dear Sir A letter from you offering to sell the Estate for Mr Erwins in this time for the amount of taxes, which had been paid on it, came to my house last winter. I was absent at Portland + was forwarded to me there. I was very sick + unable to answer it or attend to any business, + it has since been mislaid now where I can not find it -- which will excuse my not answering it sooner -- [phrase stricken] The land in the whole county about here [inserted] has been constantly lowering in price for many years -- The proprietors of the town have been long endeavoring to sell at the former prices, but have found it in vain, + have at length come to the conclusion to sell at one Dollar per acre the best lots, + fifty cents per acre for average lots + r Erwins lot is not one of the best but I can now get seventy per cent + [?] [inserted] one Dollar per acre for it at four equal [inserted] annual installments with interest if it can be sold soon [inserted] If he will sell it at that price + on those terms of payment + you will let me know it within a few weeks I think I may conclude a sale [phrases stricken out - a line and a half] I understood from you that you had not been recorded, but it will be necessary to have a quit claim from Mr Erwins, as the land has been taxed to him so long as to be perhaps equivalent to a record of the deed -- + if you conclude to sell on these terms to it will be next [?] that you record the deeds to Mr-s Hill + Stewart at Bangor + let them deliver them when they shall receive such securities as will be satisfactory for the payment -- The taxes on the land for 1829 amounting to $4.49 I have paid but do not [?] + whether I have received the taxes from Hill + Stewart I believe I have not last [inserted] If I have they have my receipts for it.
